The majority of bedrooms provide a fresh comfortable surroundings, with the latest technology unobtrusively installed to ensure guests can have access to the internet and a wide range of TV or radio programmes, without the hardware overwhelming the room. Over-Seas House has sixteen bedrooms, the majority front facing with unrivalled views of Edinburgh Castle. In keeping with a building built in the late 19th Century the bedrooms are of different shapes and sizes. Period features have been retained where possible while providing flexibility for guest to enjoy their stay. There are four single rooms, three double bedded rooms, six twin bedded rooms which can have the bed zipped together and three studio rooms. The studio rooms offer a larger living space with armchair and settee in the room. One of the studio rooms has a four poster bed.
